Asbestos Surveys: Ensuring Safety in Your Building
Asbestos can be found in any industrial, commercial, or residential building built or refurbished before the year 2000. To identify asbestos in a building, an asbestos survey is required. There are two main types of asbestos surveys: Management Survey and Refurbishment & Demolition (R&D) Survey. Each survey is designed to meet different needs, as outlined below. Management Survey
Under the Control of Asbestos at Work Regulations 2012, anyone responsible for the maintenance of non-domestic premises or a landlord of a domestic property has a "duty to manage" the asbestos present. To meet this requirement, you’ll need an Asbestos Register documenting all asbestos-containing materials (ACMs) and an Asbestos Management Plan for ongoing management.
The simplest way to fulfil these obligations is by having The Aztech Group conduct an asbestos Management Survey of your building. Our team will locate all ACMs likely to be disturbed during the building’s general use and provide you with a detailed report, which includes:
An Asbestos Register with all identified ACMs
A list of recommendations to form your management plan
We’ll sample suspect materials and have them analyzed by a UKAS-accredited independent laboratory. Each material will be photographed and catalogued in the report, including its location, type, condition, quantity, risk assessment, and recommended actions.
The Aztech Group will guide you through interpreting the findings and help you manage the asbestos on-site. If needed, we can create a complete management plan, which includes periodic re-inspections to ensure the materials’ condition remains stable and the risk is manageable.

Refurbishment & Demolition Survey
If you’re planning any construction, refurbishment, or demolition work that may disturb existing building materials, a Refurbishment & Demolition (R&D) Survey is a legal requirement before work begins. This survey is essential to protect workers from the dangers of asbestos, which remains the leading cause of work-related deaths in the UK.
During construction, asbestos-containing materials are most likely to be disturbed, releasing harmful fibres into the air. An R&D survey is more detailed and intrusive than a Management Survey. It aims to identify all instances of asbestos within the building's structure to allow safe removal before work starts.
This survey involves more extensive procedures, including penetrating walls and boxing to uncover hidden asbestos. It is highly recommended that the building be vacant during this process. The Aztech Group will use intrusive techniques to identify suspect materials, sample them, and send them for analysis at a UKAS-accredited independent laboratory. As with the Management Survey, materials will be photographed and catalogued in the report, noting their location, type, quantity, condition, risk, and recommended actions.
If necessary, we will advise on the safe removal of asbestos before commencing work. It’s also important to note that a Refurbishment & Demolition Survey can be focused on specific areas of planned work, rather than the entire building.
