Asbestos Surveys

Asbestos can be found in any industrial, commercial or residential building built or refurbished before the year 2000. In order to identify asbestos within a building you need to instruct the undertaking of an asbestos survey. The two types of asbestos surveys available are a Management Survey or a Refurbishment and Demolition Survey (R&D Survey), both are designed to fulfil a different requirement as detailed below. Management Survey:

Under the Control of Asbestos at Work Regulations 2012, anyone responsible for the maintenance of a non-domestic premises or anyone who is the landlord of a domestic premises, has a 'duty to manage' the asbestos within them. To satisfy this obligation you will need an Asbestos Register of all asbestos containing materials (ACM’S) present and an Asbestos Management Plan for dealing with them moving forward.

The easiest way to achieve these requirements is to have The Aztech Group carry out an asbestos Management Survey of your building. During the survey our team will locate as far as is reasonably practical all asbestos containing materials (ACM’s) that are likely to be disturbed during the general  occupation of a building and issue a subsequent report which will contain a) an asbestos register and b) a list of recommendations which will form the basis of your management plan.

During the survey all suspect materials will be sampled and sent for analysis at a UKAS accredited independent laboratory. Materials will then be photographed and catalogued within the asbestos report showing: location, type of asbestos, quantity, condition, overall risk and a recommended action.

The Aztech Group will then advise the duty holder on how to best interpret the report findings and manage the asbestos onsite moving forward, or we can formulate a complete management plan which will involve periodical re-inspections of all asbestos materials to ensure the material condition does not deteriorate and subsequently the risk remains manageable.

Refurbishment & Demolition Survey:

If you are planning any construction, refurbishment, maintenance or demolition work on a building in which existing building materials will be disturbed you must have a Refurbishment & Demolition survey carried out prior to any work starting. A Refurbishment & Demolition Survey is a legal requirement designed to protect all those carrying out construction work on a building in light of asbestos still being the biggest cause of work-related deaths in the UK. 

During construction work, asbestos containing materials are most likely at risk of being disturbed and releasing harmful fibres into the air. A Refurbishment and Demolition survey is much more extensive than a Management Survey and is fully intrusive, aiming to identify all instances of asbestos within the fabric of a building to facilitate the safe removal of materials prior to works commencing.

Due to the exhaustive nature of this type of survey and the need to often penetrate walls and boxings to fully investigate and identify the presence of potentially hidden asbestos, it is recommended a building be vacant during this undertaking. During the course of this type of survey The Aztech Group will use intrusive techniques to identify all suspect materials which will be sampled and sent for analysis at a UKAS accredited independent laboratory. Materials will then be photographed and catalogued within the asbestos report showing: location, type of asbestos, quantity, condition, overall risk and a recommended action. We will also advise on the action needed to safely remove the asbestos should it be required. It should also be noted that a Refurbishment and Demolition survey can be targeted in such a way as it is specific to the areas of planned work only and does not have to include all areas of a building unnecessarily.
